The biggest mistake Sunshine Coast, BC home sellers are making right now
PLUS - the difference between an aggressive offer and a low-ball offer
If you’ve been following the Sunshine Coast, BC real estate market over the past few years, you’ve probably noticed something: the number of homes selling versus the number of homes listed is out of whack.
In my latest podcast, I talk about what I’m seeing halfway through 2026, and one theme kept coming up over and over again.
Pricing.
Some homes are selling within a week.
Others have been sitting on the market for more than a year.
What separates them isn’t always the neighbourhood, the size, or even the condition of the home. More often than not, it’s whether the asking price reflects today’s market.
One of the stories I share in the podcast involves a home that sold quickly because it was priced right from day one. Another took roughly a year and a half to sell, and ultimately sold for about $340,000 less than its original asking price.
Those two examples perfectly illustrate the Sunshine Coast market we’re in today.
I also talk about why buyers shouldn’t be afraid to make what some may call an “aggressive offer.” Contrary to popular belief, an aggressive offer isn’t the same thing as a low-ball offer. When it’s supported by market data, an aggressive offer can reflect exactly what a property is worth.
Finally, I tackle a phrase I’ve heard more than once:
“You couldn’t build it for that.”
It’s true that construction costs have skyrocketed over the past few years but does that cost determine the value of a home in today’s market?
